The NH real estate market continues to show strong signs of seller advantage, with low inventory levels and fast-moving homes across the board. Here's a breakdown of the latest real estate metrics from four key counties, offering insights for both buyers and sellers navigating today’s competitive market.



🏠 Hillsborough County, NH

Hillsborough County remains one of the tightest markets in the state, with an extremely low Months Supply of Inventory at 0.8. This indicates an urgent need for more listings as buyer demand remains high.


Homes are selling fast—just 8 days on the market on average—and sellers are reaping the rewards, with a Sold to List Price Ratio of 101.8%, meaning many homes are going for above asking price.

Interestingly, inventory has decreased 12.09% year-over-year, signaling continued pressure on buyers despite a small improvement from previous months. The Median Sold Price of $485,000 further reflects the strength of this market.

Rockingham County is also favoring sellers with a Months Supply of Inventory at 1.11 and a notable 12.6% year-over-year decrease in available homes.

The Median Days on Market is just 9 days, and homes are selling right at asking price, with a Sold to List Price Ratio of 100%. Buyers are not hesitating—most are offering full price (or more) to win the deal.


With a Median Sold Price of $620,000, Rockingham remains one of the higher-priced counties in the state, driven by strong demand and limited availability.

Summary: Competitive, quick, and high-value—Rockingham County is a textbook seller’s market right now.

🏠 Merrimack County, NH

In Merrimack County, the Months Supply of Inventory is just 0.78, making it one of the lowest in the state. Inventory has dropped a dramatic -32.17% year-over-year, showing just how scarce available homes have become.


Homes are selling in only 16 days, and the Sold to List Price Ratio of 99.5% indicates that buyers are consistently offering near full price. The Median Sold Price stands at $432,500, reinforcing strong home values.


Summary: Merrimack County offers a highly competitive landscape for buyers and ideal conditions for sellers looking to capitalize on demand.

🏠 Belknap County, NH

Belknap County rounds out the list with a Months Supply of Inventory at 1.63, slightly higher than other counties but still well below a balanced level. Inventory has dropped 25.23% over the last 12 months, making it harder for buyers to find homes.


Homes are spending an average of 29 days on the market, and the Sold to List Price Ratio of 97% shows sellers are receiving strong offers. The Median Sold Price is $440,000, a solid figure showing steady appreciation.
